How it works
Project Assessment
$5,000 · Three meetings
Before anything else, we need to understand your project fully. A diagnostic conversation about how you live and what you need, a site visit, and a final meeting where we present a written assessment report.
Your report includes a summary of your project goals and program, an approvals overview, a rough order of magnitude budget, and an estimated timeline. It comes with a full proposal for the next phase so you know exactly what you're committing to before you do.
Design
We document your existing home, build it in 3D, and start exploring form and massing. You'll see two or three concept options — rough floor plans and 3D exterior studies — so you can react to real options rather than abstract ideas.
From there we refine. Floor plans get resolved. Materials get selected — we bring physical samples to the site and review them with you in the actual light conditions. Spaces get detailed. Pricing checks happen at key milestones so there are no budget surprises late in the game.
Every major decision goes through you. Nothing moves forward without your sign-off.
Approvals & Permits
Complex projects often require agency approvals before or alongside the building permit — conservation, zoning, coastal, historic. We develop the regulatory strategy early and pursue approvals in the sequence that best protects your schedule and budget.
Bidding & Construction
When drawings are complete we help you assemble a short list of qualified contractors, issue the bid set, and level the bids so you can make an informed decision. We assist with contract review and negotiation before you sign.
During construction we're your eyes on site — field observation reports, RFI and submittal review, and regular communication keep the project on track and give you confidence that what's being built matches what was designed.
Fees
Full service fees are scaled to project complexity, size, and scope. We establish a clear fee during the Project Assessment — so before you commit to full services you'll know exactly what the engagement costs.
