I assemble your team of experts and navigate every approval, agency, and technical challenge to get it built. You stay in control of the decisions that matter. I handle everything else.
How it works
Project Assessment
$5,000 · Three meetings
Before you commit to anything, you need to know what you're actually getting into. Three meetings: a diagnostic interview, a site visit, and a written assessment report — your project goals, approvals, budget, timeline, and a full proposal for what comes next. No surprises before we start.
Design
Every project has its own rules. Some come from the site. Some come from the house. Some come from the town. Most come from you. I start by listening for all of them. The design follows.
I document your existing home, build it in 3D, and start exploring form and massing. You'll see two or three concept options — rough floor plans and 3D exterior studies — so you can react to real options rather than abstract ideas.
From there I refine. Floor plans get resolved. Materials get selected — I bring physical samples to the site and review them with you in the actual light conditions. Spaces get detailed. Pricing checks happen at key milestones so there are no budget surprises late in the game.
Every major decision goes through you. Nothing moves forward without your sign-off.
Approvals & Permits
Complex projects often require agency approvals before or alongside the building permit — conservation, zoning, coastal, historic. I develop the regulatory strategy early and pursue approvals in the sequence that best protects your schedule and budget.
Bidding & Construction
When drawings are complete I help you assemble a short list of qualified contractors, issue the bid set, and level the bids so you can make an informed decision. I assist with contract review and negotiation before you sign.
During construction I'm your eyes on site — field observation reports, RFI and submittal review, and regular communication keep the project on track and give you confidence that what's being built matches what was designed.
Fees
Architecture fees are scaled to project complexity, size, and scope — but they're never a mystery. I establish a clear fee during the Project Assessment, and I stick to it.
An alternative to full services
Some projects don't need a full architect.
